  • Site Analysis:  Document and consider wind patterns, views, automobile access, optimum building location and solar orientation
  • Building Program:  Extensively review project scope and requirements with all partners: include each space, style desired, lifestyle, furnishing measurements, views, etc
  • Schematic Design:  Prepare concept sketches based on project requirements.
  • Green Building Advisor:  If requested, design home to comply with LEED or Northwest Energy Star ratings; Prepare documents and coordinate submittal to the respective agency.
  • Conceptual 3D model: Conceptual computer model with ability to fly-around home
  • Building Permit Documents:  Prepare drawings required for the jurisdiction within in order to obtain a permit for construction
  • Design Review Committee Approval:  Prepare documents and attend meetings required for approval of governing design review board
  • Material Selection:  Advise the Owner in making selections for all materials and finish colors for the shell of the home including windows, roofing, siding, stone, doors and trim
  • Contractor Selection: Assist the Owner in choosing a Contractor by  either negotiating or obtaining proposals and bids for contracts for construction
  • Construction Administration: During the construction, act as the Owner’s representative, visiting the site regularly to ensure that construction is in compliance with the drawings, and to reject work that is nonconforming
  • Interior Design: Assist the Owner in selecting interior finishes;  plumbing fixtures & fittings; countertops and tile; lighting fixtures; shower enclosures; cabinet style; hardware, etc.
  • Computer Model Rendering: Computer rendering depicting colors, materials, landscaping
