CONSTRUCTION

Site Analysis:  Document and consider solar orientation and access, wind patterns, views, automobile access and optimum building location.

 

Building Program Development:  Extensively review project scope, requirements and budget: including requirements for each space, style desired, lifestyle, furnishings, measurements, views, etc.

 

Green Building Advisor:  Determine goals for project, advise and design home to meet LEED, Earth Advantage, Northwest Energy Star or other standards for certification; Prepare documents and coordinate submittal to the respective agency.

 

 

Schematic Design:  Prepare concept sketches based on project requirements. Drawings will include site plan, floor plans with furnishings, and elevations.  Revise, refine, or re-design Schematic Design until approved.

 

3D model: Conceptual computer model with ability to fly-around home.

 

Construction Documents:  Prepare drawings required for construction:  Site Plan, Floor Plans, Elevations, Building Sections & Details; Foundation and Framing Plans (excluding structural calculations, done by a structural engineer); construction details, lighting design and kitchen design

 

 

Contractor Selection: Assist the Owner in selecting a Contractor by either negotiating or obtaining proposals and bids for contracts for construction.

 

Material Selection:  Advise the Owner in making selections for all materials and finish colors for the shell of the home including windows, roofing, siding, stone, doors and trim.

 

Construction Administration: During the construction, be available to answer questions from general contractor regarding the interpretation of the construction documents.
